Service area
Remodeling in Zilker.
Zilker mixes small original bungalows with heavily reworked and rebuilt houses, on lots where every square foot is contested. Most projects here are additions, because the original plans are simply small.

The housing stock here.
- Bungalows and cottages from the 1930s through the 1950s, many under 1,400 square feet originally.
- Pier and beam foundations that often need leveling and new supports as part of the work.
- Narrow lots with limited side setbacks.
What we usually do here.
- Rear additions that add a primary suite and a real kitchen while keeping the original front rooms.
- Detached ADUs in the back yard, where lot size and coverage allow.
- Full gut renovations of the original structure, including foundation, framing repair and all systems.
Permitting
How Zilker projects get permitted.
Reviewed by the City of Austin. Impervious cover and building coverage limits are the usual constraint on Zilker lots, and an ADU brings its own set of requirements around size, height and separation. We confirm what the lot can legally support before design starts.
