Full House Remodeling in Austin

Reworking an entire house is a different exercise from renovating rooms one at a time. Plan, systems and finishes get decided together, priced together, and built on one schedule, which is both cheaper and considerably less disruptive than three separate projects over five years.

Open-plan living and dining space after a full house renovation, with white oak floors and large windows

What is included.

  • Full existing-conditions survey and new floor plans, with structural engineering where required
  • Complete electrical service and distribution, plumbing supply and drain, and HVAC replacement as needed
  • Structural changes: beams, load paths, new openings, framing repair
  • Insulation, drywall, millwork, flooring, tile, stone, cabinetry and paint throughout
  • Kitchen and all bathrooms
  • Permitting, inspections and City coordination
  • One lead carpenter start to finish, weekly written updates, 12-month workmanship warranty on labor

What is not.

  • Landscaping, pools and site work beyond what construction requires
  • Furniture and window coverings
  • Foundation repair, priced separately after evaluation
  • Detached structures, which fall under Additions and ADUs

We publish the exclusions because they are where surprises live. Anything on this list that you want included becomes part of the scope and part of the fixed price.

Where the number comes from

What pushes the cost up, and what brings it down.

Pushes it up

  • Moving the kitchen or stacking bathrooms differently, which reroutes everything below
  • Removing multiple load-bearing walls or raising ceilings
  • Foundation leveling before finishes can go in
  • Historic review requirements on the exterior
  • Window and door replacement across the whole envelope

Brings it down

  • Keeping the existing plumbing walls and stack locations
  • Phasing the project so you move out once rather than living through it
  • Holding the existing footprint instead of adding square footage
  • Consistent finishes across rooms instead of a different scheme in each

How it goes

The same five steps, every project.

Questions

Full House questions we get most.

Do we have to move out?

For a true full house renovation, generally yes. We will tell you that at consultation rather than letting you discover it during demolition.

Can the project be phased?

Sometimes, but phasing usually costs more in total because trades mobilize repeatedly. We will price both if it helps you decide.

How do you keep a project this size on schedule?

A published schedule before we start, one lead carpenter on the house throughout, and a written update every week that states plainly whether the finish date moved.
