Interior Remodeling in Austin

Not every project is a kitchen or a bath. Opening up a dark living room, rebuilding a primary suite, adding proper built-ins, replacing tired flooring and trim: this is the work that changes how a house feels day to day, and it deserves the same drawings, the same schedule and the same fixed price.

What is included.

  • Measured drawings, layout options and finish selections completed before a price exists
  • Wall removals and new openings, with structural engineering where a load path is involved
  • Custom millwork: built-ins, cabinetry, paneling, stair parts, doors and trim
  • Flooring supply and installation, including refinishing existing hardwood
  • Lighting design and electrical rework by Texas-licensed trade partners
  • Fireplace surrounds, closet systems, paint and finish carpentry throughout the affected area
  • Permitting and inspections where the work requires them, dust containment and daily cleanup
  • 12-month workmanship warranty on labor

What is not.

  • Furniture, rugs, window coverings and styling, though we will gladly coordinate with your designer
  • Kitchen and bathroom scopes, which are priced as their own services
  • Foundation repair or significant framing repair discovered during demolition, priced separately
  • Roofing, siding and other exterior envelope work, unless you add it to scope

We publish the exclusions because they are where surprises live. Anything on this list that you want included becomes part of the scope and part of the fixed price.

Where the number comes from

What pushes the cost up, and what brings it down.

Pushes it up

  • Removing a load-bearing wall, which adds a beam, posts and new footings
  • Fully custom millwork with inset doors, curved work or specialty veneers
  • Raising ceilings or reworking a staircase
  • Whole-floor flooring replacement with subfloor leveling underneath
  • An electrical panel upgrade, common in pre-1970 Austin houses

Brings it down

  • Keeping the existing wall layout and working within it
  • Paint-grade millwork rather than stain-grade hardwood
  • Refinishing sound existing hardwood instead of replacing it
  • Grouping several rooms into one visit rather than returning room by room

Questions

Interior questions we get most.

Can we stay in the house during an interior remodel?

In most cases, yes. We seal the work area, protect circulation paths and keep the kitchen and at least one bathroom in service wherever the scope allows.

Do interior remodels need a permit?

Cosmetic work usually does not. The moment structure, electrical or plumbing is involved, it does, and we handle submittal and inspections for you.

Will you work with my interior designer?

Happily. We build to their drawings and specifications, and we flag anything that will not detail or budget well long before it reaches the site.
