Your investment
How your price is put together.
Every home is different, so rather than publish a figure that could never fit your project, we would much rather talk it through with you. Here is exactly how we arrive at your number, and what it will cover.
What shapes your number.
Scope, structure, systems and the finishes you fall in love with. We will talk openly about budget in our very first conversation, then confirm a fixed price once the drawings and selections are complete.
One number
What a fixed price includes.
- Every finish selected during design, so nothing is left as an allowance
- Trade partner bids taken on the finished drawings rather than on assumptions
- Permitting, inspections and City coordination
- Site protection, dust containment and daily cleanup
- Project management, weekly written updates and a published schedule
- 12-month workmanship warranty on labor
The two exceptions
When the price can change.
You change the scope
You decide mid-project that the island should be larger or the tile should be different. We price it, you approve it in writing, and it becomes part of the contract.
Something concealed turns up
Rot behind a shower, a drain line that has been patched twice, framing cut through by work that was never permitted, foundation movement under new cabinetry. We stop, photograph it, price the fix and bring you the options before continuing.
Both are written change orders you approve in advance. Nothing gets added to your invoice that you have not signed for.
Why we do not use allowances.
An allowance is a number typed into a contract for something you have not chosen yet. It makes the total at signing look smaller and the total at completion a surprise. It is the single most common reason a fixed price stops being fixed.
We select everything during design: cabinetry, counters, tile, plumbing, lighting, hardware, paint. It asks more of you at the start and removes most of the reasons projects overrun at the end.
