Kitchen Remodeling in Austin

Most Austin kitchens we work on were built for a way of cooking and living that nobody does anymore. The work is rarely just cabinets and counters: it is usually a wall, a beam, a panel upgrade and a drain line, with the finishes on top.

What is included.

  • Measured drawings, plan options and full finish selections before a price exists
  • Structural work, including beams and load paths, with engineering review where required
  • Electrical, plumbing and HVAC modifications by Texas-licensed trade partners
  • Custom or semi-custom cabinetry, natural stone or engineered counters, tile and backsplash
  • Appliance installation, lighting, paint, trim and flooring in the affected area
  • Permitting, inspections, daily cleanup and dust containment
  • 12-month workmanship warranty on labor

What is not.

  • Appliances themselves, unless you ask us to purchase them for you
  • Furniture, window coverings and decorative accessories
  • Foundation repair, which is priced separately if the house needs it
  • Whole-house rewires or replumbs beyond the kitchen, unless you add them to scope

We publish the exclusions because they are where surprises live. Anything on this list that you want included becomes part of the scope and part of the fixed price.

Where the number comes from

What pushes the cost up, and what brings it down.

Pushes it up

  • Moving the sink or range, which relocates drain lines and gas
  • Removing a load-bearing wall, which adds a beam, posts and new footings
  • Inset or fully custom cabinetry instead of frameless full-overlay
  • Natural stone with book-matched slabs or mitered edges
  • An electrical service upgrade, common in pre-1970 houses

Brings it down

  • Keeping the existing plumbing and appliance locations
  • Semi-custom cabinetry in standard sizes
  • Engineered stone rather than natural slabs
  • Keeping existing flooring if it is sound and continuous

Questions

Kitchen questions we get most.

Can we stay in the house during a kitchen remodel?

Usually yes. We set up a temporary kitchen elsewhere in the house and seal the work area, and you will be without the main kitchen for the run of the work. We give you a schedule for your house before we start, because the length depends entirely on scope and location.

Do you design the kitchen, or do I bring a designer?

Either works. We handle plan development and finish selections in-house, and we work alongside your architect or interior designer when you already have one.

How firm is the price?

The contract price is fixed once design is complete and the finishes are selected. It changes only for a scope change you request or a genuinely concealed condition, both handled as written change orders.
