Remodeling in West Lake Hills.

West Lake Hills is its own city with its own building department, and its hillside lots make remodeling here as much a site problem as a construction one. Access, slope and drainage shape the schedule before a single wall comes down.

Permitting authority
City of West Lake Hills
Renovated living area with vaulted ceiling, plaster fireplace and tall windows facing a wooded hillside

The housing stock here.

  • Larger 1970s through 1990s homes on steep, wooded lots, many with multiple levels and long driveways.
  • Complex rooflines and extensive glazing, which makes envelope and window replacement a significant line item.
  • Septic systems on some properties, which constrains what an addition can do to bedroom count.

What we usually do here.

  • Dated primary bathrooms rebuilt to the studs, with proper waterproofing and ventilation.
  • Kitchen and living reconfigurations that open the plan toward the view.
  • Full house renovations that modernize finishes and systems without touching the footprint.

Permitting

How West Lake Hills projects get permitted.

Permitted through the City of West Lake Hills, not the City of Austin. The city applies its own impervious cover and slope rules, and reviews on its own schedule. Expect a more involved permitting stage than a comparable project inside Austin proper, and expect impervious cover to be the constraint that decides whether an addition is possible at all.
