Remodeling in Barton Hills.

Barton Hills is 1960s and 1970s houses on sloped lots close to Zilker and Barton Creek. The plans are compact by current standards, so most projects here are about reworking how the existing square footage is used before adding any more.

The housing stock here.

  • Split-level and single-story ranch homes, typically three bedrooms, with small original kitchens.
  • Sloped lots and partial basements or under-house storage, which sometimes open up unexpected options.
  • Original single-pane windows and minimal insulation in much of the stock.

What we usually do here.

  • Removing the wall between kitchen and living, and relocating the laundry to buy counter space.
  • Full house interior rebuilds on one contract, including electrical, plumbing and HVAC.
  • Primary bath and closet reconfigurations carved out of existing bedrooms.

Permitting

How Barton Hills projects get permitted.

Reviewed by the City of Austin. Parts of Barton Hills sit over the Barton Springs Zone, where drainage and impervious cover are reviewed closely on any project that adds hard surface. Interior-only remodels are considerably simpler.
