Remodeling in Tarrytown.
Tarrytown is mostly mid-century and earlier, on generous lots west of Mopac, and almost every remodel here runs into the same three questions: how much of the original plan to keep, what the slab or pier and beam foundation has been doing for seventy years, and how far the budget should go into systems nobody will ever see.

The housing stock here.
- Ranch and cottage stock from the 1930s through the 1960s, frequently added onto once or twice already.
- Mixed foundations: pier and beam on the older cottages, slab on the post-war ranches, often both on the same house after an earlier addition.
- Original 60 or 100 amp panels and cast iron or galvanized supply lines are common, and both usually need replacing in a full remodel.
What we usually do here.
- Opening a closed kitchen into the living and dining rooms, which almost always means a structural beam and a load path down to new footings.
- Primary suite additions at the rear, where the lot depth allows it.
- Full house renovations that keep the street elevation intact and rebuild everything behind it.
Permitting
How Tarrytown projects get permitted.
Reviewed by the City of Austin Development Services Department. Many Tarrytown lots carry heritage trees, and work inside a tree's critical root zone adds an arborist review and can change where an addition can physically go. We check tree impact at consultation, before design commits to a footprint.
